Palermo Homes over half sold at Catalina Isles

Over 50 percent of the homes in the Palermo series at Catalina Isles are sold out. Catalina Isles is a gated single-family home community by D.R. Horton in southern Fort Myers. Floor plan selections in the community consist of two series of designs, Palermo and Sorrento. Sales for the Palermo series began in summer 2005 and there will be approximately 212 of the homes at completion.

Palermo floor plans range from 1,828 to 3,054 air-conditioned square feet and from 2,412 to 3,696 total square feet, on one or two floors, with three, four and five-bedroom plans and up to three-and one-half bathrooms. Pre-construction prices begin in the low $300,000s and currently there are some special incentives on a few Palermo homes that are ready for immediate move-in with numerous upgrades in place. Depending on plan choice, homes may include a den, family room, island kitchen, breakfast nook, great room, living/dining room, and a loft or bonus room with bedroom option. All Palermo homes have a two-car garage. Two of the plans are one-story homes and five plans are two-story homes. Many of the homes overlook one of three large community lakes.

The Abruzzi is a one-story plan with three bedrooms and two baths, encompassing 1,828 air-conditioned square feet and 2,412 total square feet. It is a great room design with integrated dining, kitchen and living room areas. The Albano is another one-story plan with three bedrooms and two baths. It also includes a family room and encompasses 1,920 square feet of air-conditioned space with 2,473 total square feet.

The next five plans are all two-story. The Bardolino includes three bedrooms and two baths plus a second floor bonus room, which could be configured as a fourth bedroom with a bathroom. It measures 2,338 air-conditioned square feet and 2,891 total square feet.

The Cento features four bedrooms with two-and-one-half baths under 2,510 air-conditioned square feet and 3,148 total square feet. The second floor includes all the bedrooms, one with the option of being a sitting room and a second with the option of being a loft.

The Frascati encompasses four bedrooms with two-and-one-half baths. A second floor loft could alternately be used as a fifth bedroom. This plan includes 2,681 air-conditioned square feet and 3,466 total square feet.

The Mistella features three bedrooms and three bathrooms with 2,715 air-conditioned square feet and 3,384 total square feet. Additionally, this design includes a first-floor den, which could be converted into another bedroom. A second floor loft has the option of being used as a sitting room or yet another bedroom. The options provide space for up to five bedrooms in this home.

The Viansa, largest in the Palermo series, incorporates five bedrooms with three-andone half baths under 3,054 air-conditioned square feet and 3,696 total square feet. The first floor includes a large breakfast room as well as a spacious family room, both convenient to the kitchen. The second floor includes a large master suite with dual walkin closets and his and hers master bathrooms. Four additional bedrooms and two full bathrooms all open into a vestibule and enjoy use of a loft area.

Kitchens in the Palermo series feature Whirlpool white appliances, glass top ranges, Corian countertops and custom-designed wood cabinets. Master baths include a cultured marble Roman rub with cultured marble vanity tops in all baths. Exterior esthetics include cement "S" type roof tiles, paver driveway, entry, walkway and lanai (per plan) and accent moldings. Interior features include raised panel doors, lever door handles and a large capacity Whirlpool® washer and dryer. Volume, tray and vaulted ceilings vary per plan.

Three designer-decorated Palermo singlefamily models are available to tour at Catalina Isles in addition to two models in the Sorrento Series. The Sorrento series offer six floor plans with prices from the low $400,000s. Three, four or five bedroom plans are available with up to four-and-one half bathrooms. Air-conditioned space ranges from 2,412 to 4,340 square feet and total space ranges from 3,309 to 5,321 square feet.

Residents of Catalina Isles enjoy use of a community clubhouse. Facilities include an equipped exercise room, a social gathering gallery and cabana baths. Outside, are a lakeside resort-style heated swimming pool, a large covered patio, expansive sunning deck, a barbecue/party pavilion and a colorful children's playground.
