Residence 1903, a three-bedroom, threebath model home, is open in Esperia South, The Lutgert Companies' newest high-rise at Bonita Bay. The designer-furnished model is located on the 19th floor, and represents one of Esperia South's five residence floor plans. The high-rise is the fifth of eight being developed by The Lutgert Companies in Bonita Bay.

Many of the rooms within Residence 1903's 2,210 square feet of indoor living space are oriented toward western views across a nature preserve, the ninth green of the Bay Island golf course, Estero Bay, Bonita Beach and the Gulf of Mexico.

The home's open floor plan gives the centrally located kitchen an outdoor view through the dining room and adjoining great room. The kitchen has a breakfast bar, pantry, granite countertops and wood cabinetry.

Large windows maximize the views from the master suite, which has a walk-in closet and a bathroom appointed with dual vanities with marble tops, a glass-enclosed shower and a separate soaking tub.

Each of the two guest suites has a full bath and eastern views across the Bonita Bay community. One of the rooms has a large walk-in closet.

The model home, like all tower residences in Esperia South, has nine-and-one-halffoot ceilings and marble vanity tops in the master bath. It has a coat closet in the foyer and a laundry room with a large-capacity washer and dryer, built-in cabinetry and shelving, and a utility sink.

Modern conveniences and safety features in Residence 1903 include structured wiring with high-speed voice/data/video cabling and impact-resistant, tinted glass windows with an energy-efficient Low-E coating.

The 27-story Esperia South has been designed to provide residents with a lowmaintenance lifestyle. The building has an electronic, controlled-access entry system, a designer-furnished lobby staffed with a management assistant, an automated car rinse and an innovative high-rise trashsorting system that is accessed from each floor to electronically separate refuse and recyclables. Four designer-furnished guest suites accommodate overnight visitors.

Residence 1903 features interior design by Robb & Stucky. The home has sold but is open for viewing through October. Other decorator-ready homes with the same floor plan in Esperia South are priced from $816,000 to $1,359,000.
